    Building Permit

    One of the first crucial steps in any architectural project is securing a building permit. The building permit documents outline the preliminary design in detail and necessitate basic coordination with other consultants, such as structural and MEP engineers. Ultimately, these documents serve as the foundation for obtaining approval from the relevant authorities, such as the urban planning department, for the building design.

    Working Documents

    Once the building permit is obtained, the architectural documents progress to the next stage—consolidated documents. These are crucial for the construction process, providing the necessary details for builders to begin work. In essence, consolidated documents encompass critical construction details, material specifications, and require thorough coordination with all other consultants involved in the project.

    Tendering

    A tendering process is typically employed when selecting a general contractor. During this stage, the consolidated documents are provided to multiple bidders, along with administrative details such as the project schedule, site conditions, payment terms, and cost breakdowns. This allows contractors to submit competitive bids. The owner then reviews the bids and, based on specific criteria and possibly through post-tender negotiations, selects the most suitable contractor for the project.

    General Review

    General review refers to a series of architectural services carried out during construction, which involve inspecting, assessing, and reporting on representative samples of the work. Throughout this phase, the client is kept informed about the progress and quality of the construction, as well as any defects or deficiencies identified during site visits and reviews.
