The project follows the recommendation “to offer new housing in already urbanized sectors and mainly around public transport axes” set out in the document “Montréal à l'orée du XXIe siècle, un choix de ville”.
The project aims to increase the density for a lot well served by public transport thanks to the proximity of the Vendôme intermodal station. In addition, the lot is next to one of the main bike paths and it is easily accessible from highway 15, 20 and 720.
The project proposes a mixed use: residential and commercial. The commercial part will focus on health services given the proximity of the MUHC hospital centre. Residential use is intended for rental and provides 52 apartments of different types. In order to enhance the green spaces, the roof of the underground parking will be laid out as a green roof. Also the ground floor units will have private gardens, while the roof will accommodate vegetable gardens for the rest of the apartments. Overall, the decision to enhance the green spaces in a building can provide numerous benefits for both the environment and the residents. From reducing energy consumption and improving air quality to providing a habitat for wildlife and fresh produce for residents, incorporating green spaces into a building can create a sustainable and healthy environment for all.
The range of apartments, including private garden units, two-storey units, small studios and 3-bedroom units, will provide access to housing for a variety of users: singles, families, single-parent families or inter-generational families. Accessibility features for people with disabilities, community spaces for events and gatherings, and a mix of different unit sizes to accommodate different household sizes and income levels are all part of the project approach to provide a long-term solution to urban housing challenges.
